HOW TO OBTAIN A MISSISSIPPI REAL ESTATE LICENSE
STATUTORY REQUIREMENTS TO OBTAIN A SALESPERSON’S LICENSE
- Must be 18 years old
- Must be a bona fide resident of the State of Mississippi
- Must successfully complete a minimum of 60 hours of real estate education approved by the Mississippi Real Estate Commission Educational Requirement. Pre-license curriculum instruction focuses predominantly on the technical side of real estate principles, exposing the student to the concepts most likely to be on the state exam. Although some concepts in real estate practice and field work are covered in the pre-license course, field training will come from the sponsoring broker and from a 30-hour post-licensing course that must be completed within 12 months after the issuance of a new agent license.
- Must successfully pass the salesperson’s license exam
- Must work under the supervision of a Mississippi real estate broker
- Requires completion of an additional 30-hour post-license course within 12 months after the license has been issued.
EDUCATIONAL REQUIREMENTS TO OBTAIN A SALESPERSON’S LICENSE
Courses are typically offered by choice of a classroom setting or online delivery.

- Recommended to students who have experience with Windows-based online programs and who can work uninterrupted for long periods of time
- Includes 30+ units, each with a unit exam that must be passed with 80% accuracy. Great review for the State Exam
- Follows the Modern Real Estate Practice textbook
In either scenario, curriculum should follow the college-level text: Modern Real Estate Practice, 17th edition, and include:
- 16 hours of real estate principles

8 hours of Mississippi Real Estate law -
8 hours of real estate finance -
8 hours of real estate valuation -
12 hours of real estate sales and contracts -
8 hours of State Exam Review
In addition, the course provider must be approved by the Mississippi Real Estate Commission.
MISSISSIPPI REAL ESTATE EXAM PROCEDURES AND REQUIREMENTS

Successful completion of approved pre-licensing curriculum -
Completed application along with certification of all pre-licensing educational courses taken, i.e., original certificates, grade reports or official transcripts and other required documents as requested on application. This may be obtained from sponsoring broker or from the Mississippi Real Estate Commission web site, http://www.mrec.state.ms.us . -
Applications will be processed in the order they are received. Please allow postal service time so that confirmation letters may be received confirming date and time to appear for an exam. You should check with the Real Estate Commission to coordinate dates and times you are available for the exam. If no dates are given you will automatically be scheduled. If you do not appear for scheduled exam it will count as a DNA (did not appear) and will count as one of the two times allowed.
